Underpinning, Westcliff-on-Sea Essex
Underpinning a house in Essex

DWC / AXIS were able to sort out a solution to a knotty problem affecting a house in Westcliff on Sea, Essex.  One wall of the house had developed structural problems and due to the main drain running the whole length of the side of the house it would have been impossible to underpin the wall in the traditional way.

 

DWC / AXIS therefore employed the use of new state of the art Shire Stabilisers which have been developed to provide a cost effective, engineered solution for subsidence repairs with minimum disturbance for the client. 

 

The supports are installed using a specially adapted pneumatic driving hammer, enabling easy access in confined spaces.  Compact pile caps remove the need for time consuming and expensive mass excavation and in this case avoided the upheaval of the removal and rebuilding of the drainage system.

Our senior surveyor Alan Shaw CSRT CSSW was called to a property in Stansted in Essex with a view to advising the homeowners on a basement waterproofing programme leading to its conversion to living accommodation. An extensive project indeed involving structural works, underpinning and excavations.

One of the interesting aspects about this project was that as the building was in a conservation area we had to liaise with the Conservation Department in connection with the proposed works and of course other departments such as the Building Control Department and employ the services of a Structural Engineer.

Also, as the building was end of terrace, we had to carry out a party wall survey and serve the neighbour with a party wall notice. The total budget cost of this project was in excess of £40k.

   

 

Milner Flats, Brighton

Milner flats, Brighton were undergoing repointing works, when it was found that there has been structural movement to several sporadic areas of the building, which now required reinforcing. We were instructed to install a series of lintel reinforcing bars, and to stitch cracks in the outer leaf of brickwork.

   

 

Eastbourne College

This is an Annex to the main college, which is of flint construction. Here several cracks had opened up around the external flint panels. These required tying back the main structure. In addition, several mortar joints also required mortar bed reinforcing using Thor Helical steel bar and epoxy grout.
